Moving to Dallas from Canada: A Practical Checklist
Financing, closing in Texas, licences and choosing the right suburb.

1. Sort out your status and timeline first
Your immigration or work status shapes your financing options and timing. Speak with an immigration professional early, and share your expected start date with us so we can plan tours and closing around it.
2. Plan financing without a U.S. credit history
Canadian credit scores don't transfer to U.S. bureaus. Some lenders offer programs for newcomers and foreign nationals, often with larger down payments; cross-border banks can also help. We'll introduce you to lenders who regularly work with Canadian buyers.
3. Learn how a Texas purchase works
- Option period: for a negotiated fee, you can terminate for any reason during a set number of days — your window for inspections.
- Title companies: they hold earnest money, issue title insurance and run the closing, rather than a real estate lawyer.
- Survey: confirms boundaries, easements and improvements on the lot.
- Buyer representation agreement: signed before touring, it sets out our services and compensation.
4. Budget for property taxes
Texas has no state income tax, but property taxes are generally higher than in Ontario. Rates vary by city and school district, so compare them when choosing an area. Read our guide to Texas property taxes.
5. Choose the right suburb
Start with where you'll work and your school priorities. Families often compare Prosper, Frisco and Plano; those who want more space look north to Celina, and those who want city living look at Dallas neighborhoods such as Uptown and Lakewood.
6. After you arrive
- New Texas residents must get a Texas driver license within 90 days and register vehicles within 30 days.
- Apply for your homestead exemption once the home is your principal residence.
- Set up utilities — many DFW areas let you choose your electricity provider.
7. Selling in Canada too?
Our Saigal Realty team in Ontario can handle your sale at home, so both transactions are coordinated by one brokerage family.
