Buying

Do I need to be pre-approved before touring homes?

It is strongly recommended. Pre-approval tells you your real budget and makes your offer more competitive. We can introduce you to trusted DFW lenders.

What is the option period?

In a Texas contract, the buyer can pay a negotiated option fee for the unrestricted right to terminate within a set number of days. It is your window for inspections and repair negotiations.

Why do I sign a buyer representation agreement?

It sets out in writing what we will do for you and how we are compensated, before we start touring. It protects you and keeps expectations clear.

Selling

How much is my home worth?

We prepare a complimentary comparative market analysis based on recent nearby sales, active competition and your home’s upgrades.

Should I make repairs before listing?

Usually a short list of targeted fixes and good presentation pays off more than major renovations. We will walk the home with you and prioritize.

How long will it take to sell?

It depends on price, condition, location and season. We will share current days-on-market data for your neighborhood in your market analysis.

Relocation & international

Can you help me move from Canada?

Yes. Saigal Realty started in Ontario, so we understand both sides of the move and can coordinate your Canadian sale with our team there.

Can I buy without being in Texas?

Yes. We offer live video tours, electronic signing and remote closing coordination with the title company.

Which areas do you serve?

Our focus is Prosper, Plano, Celina and Frisco. We also serve Dallas, Fort Worth, Southlake, Lewisville, Carrollton, Irving, Coppell, Grand Prairie and surrounding North Texas communities.

Do you represent tenants leasing commercial space?
