Buying in North Texas
Find the right home — and buy it with confidence.
Honest guidance on value, neighborhoods and negotiation, from first showing to keys in hand.
The Process
Six steps from first conversation to closing day
Discovery call
We talk through budget, timing, must-haves and the commute you can live with — then sign a written buyer representation agreement so services and compensation are clear from day one.
Get pre-approved
We introduce trusted DFW lenders so you know your true buying power before you fall in love with a house. Pre-approval also makes your offer stronger.
Tour with purpose
Curated showings, honest notes on every property and neighborhood context — schools, traffic patterns, HOA rules and resale considerations.
Write a winning offer
We price your offer from real comparable sales and structure the option period, earnest money and closing date to protect you.
Inspect and negotiate
During the option period we coordinate inspections and negotiate repairs or credits — or help you walk away if the house is not right.
Close with the title company
In Texas, closings run through a title company. We track the survey, title commitment, appraisal and final walkthrough so closing day is calm.

Buying in Texas
What's different about a Texas purchase
The option period
For a negotiated option fee, buyers get an unrestricted right to terminate for a set number of days — the window for inspections and repair negotiations.
Earnest money
Deposited with the title company after the contract is signed and credited to you at closing.
Title companies run closing
A title company issues the title policy, holds funds and conducts the closing rather than a lawyer, as is common in Ontario.
Property taxes and exemptions
Texas has no state income tax; local property taxes fund schools and cities. Homeowners can apply for a homestead exemption on their primary residence.
